As you are aware, most of the first phase houses are well under construction and with a lower risk of rain delays, we envisage completion for the first occupations in August.
We would like to bring a few items to your attention to ensure that the construction of your property runs as smoothly as possible and to ensure we reach the occupation deadlines we have committed to.
Please note that clients are not allowed to walk or drive on site without being accompanied by a marketer. That being said, please note that, as mentioned on your start order, we do not allow clients to interfere in the construction process. The marketers on site do not always have the time to walk the site with clients and this will only be allowed in extreme circumstances. The property will be completed according to the documentation we have signed off with you when you chose your finishes.
We fully understand that it is an exciting time to watch the progress of your new home but by walking through the site and into your unit while it is under construction or even through the communal areas such as the service centre, you are putting the company and the entire development at risk. A construction site is a dangerous place and we are at risk of being ordered to stop all work on site if an unauthorised person without protective gear is found wandering around. We urge you to respect this, if not for yourself, for all the other people counting on us to deliver their property on time.
Please make sure you are aware of the surroundings of your unit. With the slopes on this development we had to make use of retaining systems to create the correct levels and in some cases, this does influence the size of gardens. It is the responsibility of the purchaser to make themselves aware of the garden area and the surroundings such as electrical boxes and manholes. We sell the building and not the garden and therefore garden sizes are not specified in any documentation.
If you still need to do your finishing, you will be contacted soon to do so. Please take the time beforehand to think through the changes you want to make so the process can run as smoothly as possible. Please also note that this is a sectional title development and no changes are allowed that will affect the outside appearance of the property and very limited changes to the interior will be done.
